POSITION TITLE:  EXPERIENCED ON-SITE MANAGER

On-Site Managers are responsible for upholding Meadow Mountain Homes’ high standards for Safety, Quality, Productivity and On-time Project Completion. They are tasked with ensuring our customer's expectations are met while maintaining a high level of integrity and promoting the fair treatment of every ​owner, employee, subcontractor, owner representative, architect, designer, government official, neighbor, guest, and family pet.

Job responsibilities include but are not limited to:


 

SAFETY

  • Responsible for jobsite safety -  ensure we meet OSHA standards for the jobsite(s) you are on. 

  • Know who is coming on the jobsite and when and ensure they are healthy and have appropriate PPE. 

  • Support and enforce our company safety program while on the job: attend company safety meetings, hold toolbox talks on-site with subcontractors, daily walkthrough for jobsite safety checks, ensure subs have PPE, remove safety hazards, check first aid add fire extinguishers etc.
     

SCHEDULING

  • Responsible for the project timeline.  Take ownership of who is on the jobsite and when.  

  • Schedule each subcontractor when they need to be onsite- coordinate w/ Project Manager and Project Coordinator, but it is your responsibility to get subs there and keep the job moving. 

  • OWN the Change Orders for the construction schedule - document change orders and the effect on timeline (and budget) 

  • Assist with pre-construction tasks for future jobs - such as construction schedule, plan reviews, permits, and feasibility studies (estimating, budgets, if asked by PM)

 

 

FIELD MANAGEMENT

  • Manage day-to day operations of jobsite(s): coordinate and receive deliveries, meet with inspectors, create ‘look-ahead’ schedules, track daily logs, coordinate punch lists, run job-specific errands and some physical work. Ability to lift 30 pounds.

  • Read the plans with initial meetings when subs come onsite, ensure their plans are the up to date set.  Help answer questions and solve problems.  Get PM and Architect involved if needed.

  • Double check measurements on plans vs real life.

  • Coordinate purchasing activities based on lead times and scheduling with the Project Manager

  • Confirm receipt of all building materials and verify with Project Manager, subcontractors and  owner and his or her representative for budget approval, project timeline, and design specifications.

  • Manage, schedule, and lead all subcontractors, forepersons, and general laborers on the job(s); including weekly meetings to discuss schedules and safety

  • Answer and issue RFIs (Request for Information) with designers and architects as needed and if PM asks.

 

COMMUNICATION

  • Keep everyone informed of jobsite progress and delays via detailed daily log notes and noting any delays, milestones including photos. 

  • Attend all  OAC (Owner Architect Contractor) meetings and open communication (daily if needed) w/ Owner/Representative

  • Communicate daily with PM and/or Project Coordinator

  • Update subcontractors on the construction schedule on a weekly basis

  • Communicate all Change Orders and effects on timeline and Budget via online change orders and OAC communication/minutes. 

  • Assist Project Manager and Project Coordinator with draw cycles which may include the review of  invoices, change orders, and checks for auditing the budget.
     

Salaried compensation is based on experience
